Zoning Permissions

The Town of Penetanguishene has passed By-law 2023-01, which requires a Pre-consultation Meeting prior to submitting applications for a Draft Plan of Subdivision, Draft Plan of Condominium, Zoning By-law Amendment, and Site Plan Approval.   If you are interested in meeting with staff to discuss the requirements of an application to the Town for the above types of applications, please fill out the application form (Pre-consultation Form) which also requires payment of $100.00.  Staff will contact you to coordinate a meeting as soon as can be scheduled following the submission of the application.

The Planning Department is involved in the preparation and review of plans for future development within the Town. Any type of proposal that requires a Building Permit must conform to the Town's two primary planning documents: the Official Plan and Zoning By-law. 

  1. The "Official Plan" sets out a general policy framework for decisions on planning-related matters. For example, it indicates where housing, commercial and industrial activity will be encouraged to locate and what services will be needed for anticipated growth. 

  2. The "Zoning By-law" specifies the type of development that can occur in different parts of the Town.  

The Committee of Adjustment has delegated authority under the Planning Act to review and make decisions on applications regarding the subdivision of land (Consent) and minor variances to the Town's Zoning By-law.

Development Applications

The Planning and Community Development Department manages the processing and management of all development applications, including Official Plan Amendments, Zoning By-law Amendments, Applications for Site Plan Approval, Plans of Subdivision, and other.

Applicable fees are noted in the Town of Penetanguishene Composite Fee Schedule.

Heritage Register

Properties on the municipal heritage register are publicly available in accordance with Part IV of the Ontario Heritage Act R.S.O. 1990, CHAPTER O.18.
