Committee of Adjustment Notice of Hearing - 27 Brock Street
TAKE NOTICE THAT the Committee of Adjustment of the Town of Penetanguishene will hold an electronic public hearing on MONDAY, AUGUST 25, 2025, AT 7:00 PM to hear a Minor Variance application pursuant to Section 45 of the Planning Act, R.S.O. 1990.
The electronic public hearing will be hosted using the “Microsoft Teams” platform. Written comments are requested no later than August 20, 2025; however, all comments will be received and considered up until the evening of the meeting. This notice must be posted by the owner of any land that contains seven or more residential units in a location that is visible to all of the residents.
DESCRIPTION OF THE APPLICATION
The land subject to this Minor Variance application (File No. A2/2025) relates to the property municipally known as 27 Brock Street (see Location Map attached). The purpose of the application is to permit the following three (3) variances:
A) An additional dwelling unit with a maximum gross floor area of 80% (69.2 square metres) of the gross floor area of the principal dwelling unit (86.5 square metres) whereas a maximum gross floor area of 45% (38.9 square metres) of the primary dwelling unit is permitted.
B) A minimum exterior side yard setback of 2.6 metres for an accessory building (shed), whereas a minimum setback of 4.5 metres is permitted.
C) A maximum cumulative lot coverage of 75 square metres (9.9%) for all accessory buildings, whereas a maximum cumulative lot coverage of 60 square metres (8%) is permitted.
The effect of the application is to permit an additional dwelling unit within the existing single detached dwelling as well as to recognize the existing shed on the property.
